Real Land Finance transforms farmland into a dynamic asset, just like in real life: land that is appraised, financed, leased, auctioned, and taxed, with prices that fluctuate over the years. All values are sourced from public data, displayed alongside each parameter in the mod settings.
???? SIX COUNTRIES Play with the rules of the USA (Iowa), Argentina, France, Germany, Poland, or Brazil, or use a generic European Union average for other maps. A new savegame automatically selects the country based on your game language. Each country features its own rents, land prices, loan rates, costs, and lease laws: the French SAFER pre-emption, the German approval period, the Polish 300 ha limit, Brazilian judicial auctions in 30 installments, and more.
???? LAND PRICES Land value depends on what the field produces, adjusted to your map’s grain, and fluctuates monthly based on a land market index that experiences booms, peaks, slumps, and floors. Market news about interest rates, grain prices, investment funds, and credit crises influence these fluctuations, and rate updates also affect new loan rates. The Price tab displays a 36-month chart, the current cycle phase, and relevant news.
???? PAYMENT METHODS Pay with cash, bank mortgage, seller financing, a grain-based price, or a deposit with the balance paid at the deed. You can also trade machinery parked at the dealer or in your own trade-in yard (Shop, Sheds). Clear sentences inform you of your current payment and upcoming steps before you sign.
???? LAND MARKET AND AUCTIONS Neighboring land appears as private sales and auctions: online, live at the field sign, or both simultaneously. Register, place bids, or set an automatic maximum bid, and listen to the auctioneer on-site. Competing bidders challenge you, and a red alert signals when you've been outbid.
???? YOUR LAND Sell it on the free market, list it at a fixed price, or auction it with your chosen reserve; buildings on the land are included in the sale. Alternatively, rent it out at the market rate: another farm or a local farmer takes over and works the field during the contract period, while you collect annual rent.
???? CONTRACTS Contracts include installment plans, arrears, forfeiture clauses, early payoff options, and are available as printed documents. Each document type has its own format: sale notices, auction catalogs, sale mandates, rent offers, loan simulations.
???? FARM INTERACTIONS In multiplayer, farms can auction, sell, and lease land to each other: notifications are sent, bids are placed, and payments are exchanged.
???? GNFINANZAS (OPTIONAL) With our Agricultural Financial System installed, installments, rents, and property taxes are billed to its accounts payable, while collected rents go to its accounts receivable. Without it, all payments are handled directly from your balance.
?? SETTINGS Customize country profiles, market mode (free, playable, or realistic), number of rival bidders, land price fluctuations, and installment payment methods, each with their data sources. Compatible with single-player, multiplayer, and dedicated servers. Languages: English, Spanish, German, French, Polish, and Brazilian Portuguese.
