Bank & Credit introduces a fractional-reserve bank system to Farming Simulator 25. Borrow funds, manage your debts, and expand your credit capacity through farming activities. The bank operates as an independent virtual entity with its own equity, funded by the interest it earns. Credit is granted based on an assessment of your income and assets, not automatically. Features: - Three loan types: Annuity (fixed monthly payments), Bullet (interest-only with full repayment at maturity), Revolving (flexible draw and repayment, no fixed term) - Revolving loans: 1% annual commitment fee on undrawn amounts; optional closure when balance reaches zero - Credit scoring using DSCR (based on 12-month income history with decay weighting) and LTV (asset liquidation value with category-specific haircuts) - Five risk levels: LOW, MODERATE, HIGH, CRITICAL, REFUSED, with transparent rate breakdowns and clear reasons for refusal - Risk surcharges added to the base rate: LOW +0%, MODERATE +0.75%, HIGH +2%, CRITICAL +5% - Auto-capping for CRITICAL applications at 50% of requested amount; the bank still lends but at a reduced size - Asset haircuts by category: farmland 70%, livestock 60%, buildings 55%, inventory 50%, tools 50%, tractors 40%, cash 30% - Borrower limit based on liquidated asset value plus 24-month income projection minus existing debts - Concentration cap: no single farm can exceed 25% of the bank’s total lending capacity - Detailed loan view: full amortization schedule for Annuity and Bullet loans, or draw and repayment panel for Revolving loans - Bank health dashboard: displays equity, leverage ratio, outstanding portfolio, internal loss reserve, and coverage ratio - Annual financial reports per farm - Base rate with mean reversion, updated quarterly (1% to 12%, configurable) - Spread adjustments by loan type: Annuity +0%, Bullet +0.75%, Revolving +5% - Early repayment options for Annuity and Bullet loans: full or partial, with configurable penalties (0% to 5%) - Settings in Game Settings: starting capital (€100,000 to €5 million), leverage ratio (5x to 20x), base rate, dynamic rate, early repayment penalty - Separate entries for Interest and Principal in the Finance tab - Multiplayer support: bank equity and portfolio are shared server-side across all farms - Compatibility with FS25_Invoices: invoice income counts towards DSCR history - Compatibility with FS25_RedTape: subsidy and grant income also count towards DSCR Note: This mod replaces the vanilla loan system. Any existing vanilla loan balances are automatically cleared at game start. Access the bank via the dedicated tab in the InGame Menu (ESC).
